Call to order
This meeting of the Board of Directors of Las Rosas Condominium Association was called to order at 3:00 pm on April 3, 2024 by Paula Steinert (President). It was held by phone with the agreement of all directors in compliance with the First Amendment to the Bylaws.
Directors in attendance: Paula Steinert, Randy Wohlford.
Also in attendance: Claudia Wohlford (Vice-president).
Appointment of acting secretary
Because the office of Secretary is vacant, by unanimous vote, the Board appointed Paula Steinert to record minutes during this meeting.
New business
The Board voted unanimously to increase owner fees to $400 quarterly.
The Board took this action because insurance costs have increased and one of the owners is in arrears, creating a risk that the Association will be unable to pay its quarterly insurance bill.
The Board agreed that the President should write a letter to the delinquent owner asking her to pay what she owes and, in the future, make timely payments.
This is the second time that this delinquent owner (Cutter Properties, LLC) has been in arrears and unresponsive. The earlier episode occurred during the second and third quarters of 2022. (This paragraph was added on June 17, 2024).
