1. Owners may not rent their units for periods shorter than one year.
2. When owners rent their units, they must execute written leases.
3. Leases must require lessees to comply with the Declaration and Bylaws as amended, and provide that failure of the lessee to do so constitutes a default under the terms of the lease.
4. Owners must send to the Directors conformed copies of leases promptly after they are executed.

Smoking is prohibited everywhere on the condominium property including interiors of units. For further information see Amendment 5 to the Declaration.
Units can be used only as single-family residences. Commercial activity is not allowed. For further information see Declaration 3.3.
The condominium is a single building. Residents share that building with other residents. Residents and their guests may not do anything that creates an annoyance or nuisance to other residents. For further information see Declaration 3.3.
The condo has no rules about pets but the city and county have laws that apply to animals that live in the condo or visit it. All the resident owners have cats or dogs.
Owners must get permission from the condo board before making structural modifications and additions. For further information see Declaration 5.3.
Owners are reponsible for maintenance and repairs of the parts of the condominium that are reserved for their use or appurtenant to their units including roofs, stucco, HVAC, fences, plumbing, and electrical work. For further information see Declaration 2.4 and 2.5 and Amendment 3 to the Declaration.
