Call to order

This meeting of the Board of Directors of Las Rosas Condominium Association was called to order at 4:00 pm on April 13, 2024 by Paula Steinert (President). It was held by phone with the agreement of all directors in compliance with the First Amendment to the Bylaws.

Directors in attendance: Paula Steinert, Randy Wohlford.

Also in attendance: Claudia Wohlford (Vice-president).

Appointment of acting secretary

Because the office of Secretary is vacant, by unanimous vote, the Board appointed Paula Steinert to record minutes during this meeting.

Old business

The Board discussed the situation with Unit 3 whose owner continues to be in arrears and unresponsive. The owner is Cutter Properties, LLC, a domestic limited liability corporation. The President sent an email to Courtney Cutter on April 3 and left her a phone message on April 9. There has been no response.

This is the second time Cutter Properties, LLC has been in arrears and unresponsive. The earlier episode occurred during the first and second quarters of 2022.

The meeting adjourned at 4:30 pm.
